Lender Services from Small to Large

We have provided services for many of the nation's larger lending institutions, as well as smaller, more localized banks on projects ranging in size from $500,000 to over $200,000,000. Our understanding of a lender's interest during the construction process has resulted in an enviable series of successful relationships that continue to expand. We take great pride in our ability to move quickly on the issues that matter the most to a client, lender, or investment firm, and to keep them appraised constantly and accurately on the status of construction projects.

Our Lender Services include:

• Protection of the lender's investment with careful and thorough loan management.
• Provide early conceptual, preliminary budgets and schedules, based often only on schematic design (and prior to pre-close review and report). We take a “Builder's Eye” approach to our document review.
• Document review and report of comments on the plans and specifications, especially in relation to their completeness, constructability, and building envelope integrity.
• Review and comment on owner's contract with architect, consultants, and testing agencies.
• Analysis of completeness of document list.
• Review and comment on Owner/General Contractor Agreement.
• Appraisal of construction costs, schedules, estimates, and schedule of values. We will give an opinion as to the reasonableness of the costs and schedules.
• Monthly inspections of the project, with complete, detailed reports, including digital photographs, full CSI 16 Division status, analysis of monthly costs, change orders, cost-to-date, schedule to date, and balance to complete.
• Recommendations for funding disbursements.
• Requiring lien tracking by the contractor; we review the lien waivers.
